Real Estate Agents 4 Less was founded on giving the public what they want in a REALTOR.
One of the top items most people want is to save money on real estate commission.
Real Estate Agents 4 Less does just that, and we disclose up front what we charge.
We don't try to rope you into a meeting, spring it on you, hoping you can't say, "no" to our face. Commissions are not set by law. All commissions are negotiable. Any comparisons to a percentage commission, such as 6%, are for illustration and comparison purposes only.

How much does Real Estate Agents 4 Less Charge?


We list homes for 1% on our end, and ask that you give 2.5% to the buying broker for a total of
3.5% Real Estate Commission.

We represent buyers for 2% on our end on standard home purchases. What this means is if the MLS shows
2.5% or 3%, you the buyer, get the extra .5% to 1% at the close of escrow. (not all listings are 2.5 or 3 percent)
This is based on the prospective buyer agreeing and signing on with us in advance.

Everyone wonders why or how we do it for less and what's the catch?


There is no catch. We do everything a typical Real Estate Agent does for you and probably more, for less
money.


Is there anything we do differently that I should take notice?


Yes, a couple of things.
1. We will not represent both sides of a transaction. ( This is in your best interest )
In case you are wondering, why not? Ask yourself how someone can negotiate on my behalf trying to get me the very best price, and then turn around and negotiate on the other parties behalf trying to get the price to go the other direction?
Our belief, and any good Real Estate Attorney will tell you, this is a bad practice for Real Estate professionals.
Representing both sides of a transaction is called, "dual agency."

2. We will not hold an open house for a couple of reasons.
a. We would end up in a situation of representing both sides of a transaction, and as stated above, isn't in your best interest.
Open houses rarely result in a sale. Open house occasionally result in problems for sellers such as theft.
During open house Real Estate Salespeople can't watch more than one person in a house and often more
than one shows up at a time.
Real Estate Salespeople don't want you to know that getting a buyers as a clients is what open houses traditionally are for. They want you to believe that they are working hard for you. Actually, you are lending out your house for them to use as an office to get clients. You have all the liability.

3. We don't do "pocket listings" ( a listing where the agent or firm does not put your home in the MLS and sells it them self ) here again dual agency, and even worse, not that many people would come to see it as most people have their own Real Estate professional that they are working with. Therefore unable to view that
home.


Do we input listings in the local MLS's?


Yes. We input your home into at least 1 MLS, some times 2 or 3, depending on where your house is located. We want your home to have maximum exposure.


Is there anything else we do different?


Yes. We don't advertise your home in the newspaper. Most Real Estate Professionals advertise homes to get business for them self... You can see this for yourself anytime you look at an ad. Is your Real Estate Sales person advertising a house? or them self? You can bet their Phone Number is easy to find. How about the address of the home, so you can drive by it? Rarely!


Negotiating?


Yes. We try hard for our clients to get them what they want at a fair price at our clients direction.


Do we show homes to people?


Yes. You can set an appointment online to see any "active" listing in the area on our web site. We will get permission and meet you at the location and show you the property. You can schedule to see up to 4 houses in a day! Keep in mind some listings are easy to see (vacant) and some are more difficult and time consuming - ( appointment with Broker or owner. )

I see a sign at a house that Real Estate Agents 4 Less has listed. Can you show it to me?


No. Real Estate Agents 4 Less can only represent one side of a transaction, and we already represent the seller, and therefore ask that you procure your own Real Estate Agent / Broker to represent you. We cannot recommend one for you.

Real Estate Agents 4 Less, agents, strive for high ethics, morals, and dignity. Our belief is that we should hold ourselves to a higher level, and prove that for us, it is about the client, not the money. We show that by not double siding deals ( dual agency ) and charging less money in commission for our part of a real estate transaction.
